What sellers ask most

By looking at what comparable homes near you have closed at recently, what is currently competing with you, and what is sitting unsold. Harry also factors in how an appraiser is likely to see the property, because a price a buyer will pay but a lender will not support creates a problem in week five.

Usually less than people expect. Paint, landscaping, decluttering and anything that reads as deferred maintenance during a showing tend to return more than they cost. Major renovations rarely pay for themselves right before a sale. Harry will walk the property and tell you specifically what is worth doing.

It depends on price band, condition and the season, but plan on roughly two to four weeks of prep, then the marketing period, then about 30 days of escrow once you accept an offer. Harry will give you a realistic timeline for your property and price point at the consultation.

Commission, escrow and title fees, county transfer costs, any negotiated credits and whatever repairs you agree to. Harry will put a net sheet in front of you before you list, so you know what you walk away with instead of guessing.

This is where the financing background matters. There are several ways to sequence it depending on your equity, income and risk tolerance. Harry will lay out the options and the real costs of each one.

No. A repair request is a negotiation, not an invoice. What you agree to depends on the inspection findings, how strong the buyer is, and what your alternatives look like if the deal falls apart.

A note on online estimates

Automated home values do not walk your property. They do not know about the remodel, the view, the busy street or the addition that was never permitted. Use them as a starting point, then get a real opinion before you make a decision worth hundreds of thousands of dollars.
